Dunari Advisory is an infrastructure and site feasibility practice for owners, developers, and investors pursuing industrial and mission-critical sites. Its work spans feasibility, entitlements, infrastructure, and capital, answering what stands between today and a site that can be built and funded, including when it can be energized.

dunamis δύναμις
/DOO-nah-mis/
noun, Greek

1 power that enables action.

ari אֲרִי

noun, Hebrew

1 lion.

Dunari
/doo-NAR-ee/
proper noun (portmanteau)

1 power held with the composure of a lion: strength that waits, reads the wind, the water, and the weather, then moves once.

Independent by design

Dunari sells no land, no equipment, no engineering hours, and no software. Its only product is the answer, so the answer has no reason to bend.

I Hold a Site

Owners and owner-operators with land or a campus

I want to know what my site can support, and when it can be energized.

Most owners learn a site's real energization date only after a buyer or partner has spent months finding it. Dunari reads the infrastructure path, the entitlements, and the capital case first, so you know what the site is worth to the market before you take it there.

Request a Site Read

I Am Developing a Site

Developers carrying a site through entitlement

I need the power date and the binding constraint before the next dollar goes in.

Dunari works at the front of your pipeline as an extension of your team, testing each site against the utility queue, capacity, and substation studies, the entitlement path, and your underwriting, so weak sites are retired early and strong sites move with a date you can defend.

I Am Investing

Capital partners, lenders, and investment committees

I need feasibility my committee can rely on before capital is committed.

Powered land is priced on a date that someone else has usually estimated. Dunari gives your committee an independent read of that date, the exposure behind it, and the conditions that would change the answer, whether you are underwriting one site or a pipeline.

I Am Not Sure Where I Fit

Anyone weighing a site, a market, or a partner

I am somewhere in this market, and I am not sure what I need yet.

Tell Dunari what you are weighing. Every request is reviewed personally, and you will hear back within 3 business days with whether Dunari is the right fit and, if it is not, where to turn instead.

Energy Defines the Site

Every site clears all three gates, or it is no go, early.

infrastructure
gate one

Power, water, and the utility path, including behind-the-meter options.

entitlements
gate two

Zoning, permitting, and environmental review.

capital
gate three

Underwriting and deliverables an investment committee can act on.

Clear all three and the answer is Go.

What a Site Read Returns

The Date

A realistic energization date, built at the source rather than taken from a listing.

The Binding Constraint

The one gate that sets the schedule, named plainly.

The Exposure

What it costs to carry the site to that date, and what could move it.

The Call

Go, or no go, with the conditions that would change the answer.

An Energization Date Read is delivered within 2 to 3 weeks of engagement. An expedited read is available by arrangement.

Services

Energization Date Read

A realistic energization date for a site you hold or are evaluating, built from the utility's load interconnection queue, capacity maps, system impact and facilities studies, and behind-the-meter options.

Power Agreement Strategy

Preparation for the power conversation: the load profile, the terms that protect the energization date, and the questions to put to the utility, organized for your counsel, who leads the negotiation.

A Sample Read

What a Go/No-Go Screen returns, drawn from a real listed waterfront industrial site and read for an illustrative data center buyer. The site, the utilities, the jurisdiction, and every party are removed.

Go/No-Go Screen · Sample, identifying details removed

Riverfront industrial site, about 90 acres

Buyer: data center developer seeking 50 to 100 MW, phased, at the full asking price.

No go at 50 to 100 MW on the current ask. Go with conditions only for a re-scoped deal: a first phase of roughly 3 to 10 MW, a land basis near industrial value, and power commitments written into the purchase agreement.
Power today≈11 MW
Buyer need50 to 100 MW
50+ MW realistic2030 to 2032
Asking pricePriced as powered land
Infrastructure · Red

Serving utility unresolved at a territory boundary. Local lines cannot carry the load; the regional fix is a multi-year transmission upgrade. On-site gas can bridge a small first phase at 2 to 4 times grid cost.

Entitlements · Amber

A data center is not a listed use, so a written use ruling is needed. Environmental clearance must be documented, and riverfront fill points to ground improvement.

Capital · Red

Priced as if power were secured, and it is not. The value today is marine and rail access, which fits a different buyer.

What would change the answer
  1. A written will-serve letter from the serving utility, naming megawatts and dates.
  2. A load interconnection study with a funded upgrade and a stated cost share.
  3. A price near industrial value, or a base price plus an earnout per megawatt energized.
  4. A written ruling that a data center is a permitted use.
  5. A Phase I environmental site assessment and the prior clearance letter in hand.

Illustrative. Dates are estimates from utility study stage and equipment lead times, not utility commitments.

Insights

Short reads on the questions that decide a site.

The Listing Date Is Not the Energization DateWhy a powered land claim needs a read at the source

A listing can say a site has power, or that power is a short upgrade away, and both statements can be true in a way that does not help a buyer. What matters is how many megawatts the serving utility will commit, on what date, and at whose cost. That answer lives in the utility's queue position, its capacity studies, and its equipment lead times, which for large transformers are now measured in years. A read at the source replaces the listing's date with one a committee can defend, and it often moves the price conversation before anyone has spent a dollar on design.

Ask for the Will-Serve Letter FirstThe documents that settle the utility gate

Most power questions resolve into a short list of documents: a written will-serve letter that names megawatts and dates, a load interconnection or facilities study with a stated cost share, and, near a territory boundary, written confirmation of which utility serves the site. Until those are in hand, the power story is a forecast. Asking for them at the letter of intent stage, and writing them into the purchase agreement as conditions, keeps a buyer from carrying a site on an assumption.

When On-Site Generation Bridges, and When It Does NotReading behind-the-meter power as a phase, not a fix

On-site gas generation can energize a first phase years before the grid can, and that bridge has real value. It also carries a cost multiple over grid power, an air permit path, and a fuel supply that must be firm, whether by pipeline or by truck. It rarely scales to the full load, and it never repairs a land price set as though the grid power were already secured. The right read treats it as one phase inside the plan, with its own date and its own conditions.

About Dunari

Dunari Advisory is an infrastructure and site feasibility practice built on one conviction: energy now defines the site, and the answer belongs before capital is committed.

Its mission is to give owners, developers, and investors a clear go/no-go on every site they consider, grounded in the power path reviewed at the source and tested against every constraint that shapes delivery.

The practice follows the two words in its name. Dunamis, power that enables action, is the process Dunari performs. Ari, the lion, is the coordination it leads around that process, with the composure to read the whole landscape before it moves, and to move once.
